Florida Development Partners, L.C. has entered into a contract to sell the club to Klaas Golf Group, Inc. and is currently in the early stages of the due diligence period. An announcement from these parties is expected in the near future. The Master HOA is reviewing any situations pertaining to this transaction that might impact any owners or golf club members.

Editor Comment: After dealing with home sales from Bonita Bay Communities when they were trying to sell their golf course to the home owners, it slowed down sales within those communities until the sale was official. Buyers were concerned about an assessment, however, this is a different type of purchase, a company is purchasing the club, not the home owners….stay tuned!

| Lee County home prices increase 9 percent in May |

Sales of existing single-family homes in Lee County remain steady even as median prices continue to climb.
The median price for area homes reached $96,900 in May compared with $88,500 in May 2009 – a 9 percent jump, according to statistics released Tuesday by the Florida Association of Realtors.
Home sales rose 3 percent from 1,417 homes sold in May 2009 to 1,460 homes sold last month.
But sales fell slightly from April’s 1,473 homes sold – 13 more than were sold in May. The slowdown in home sales was expected with federal tax credit programs such as those for first-time home buyers closing up, said Steve Koffman, a real estate broker with Century 21 Sunbelt in Cape Coral.
But the bounty of foreclosure homes that was available a year ago has already begun to dry up. In May, 847 foreclosure lawsuits were filed in the county: That’s 976 fewer than in the same month a year ago.

The BP oil spill has made big headlines since the April 20th explosion that left one of their offshore rigs gushing oil. Although there has been a lot of discussion on how the oil spill will affect the nearby areas, environmentally as well as economically, here in Southwest Florida we seem to have escaped unscathed: We have no oil on our beaches, and as of this writing there is no indication that we will.
Nevertheless, I know this is a concern for many of you. Prospective buyers and sellers alike are worried about what will happen to property values if the oil touches down on our beaches. To offer some reassurance to my clients, I spoke with a friend of mine, Sharon Merchant, who is running for senate here in Southwest Florida. Sharon has been a community leader and a strong advocate for Southwest Florida for more than two decades, and I knew she would have the most up-to-date information on the spill.
Sharon confirmed that not only is there no oil on our beaches in Southwest Florida, but according to current data and the forecasted spread of the oil, we shouldn’t see any in the future, either.

"Some of the slowdown that you’re seeing is that $60,000 homes don’t look as good today as they did six months ago," Koffman said.

| Foreclosure sales cheap for a reason |

Thinking of buying a foreclosed home? You’ll get a steep discount – but be careful about exactly what you’re buying.
Irvine, Calif.-based RealtyTrac released a report today saying in the first quarter of 2010, the average foreclosed home in Lee County went for $94,656 – 32 percent less than nondistressed sales. A year earlier, the discount was 40 percent.
Nationwide, the first-quarter average was $171,971 and a 27 percent discount. In Collier County, it was $180,774 and 30 percent.
