Looking back on from March 09' realistic pricing from sellers sparked movement in the Bonita Springs / Estero Real Estate market. Luxury Gated communities saw inventory fall as much as 44% due to consistent sales and realistic sellers. While homes come into ranges that buyers could afford it is hard to resist 75 degrees and sunny from November through April. The snapshot below reflect the current activity levels in some of the top luxury gated communities in the Bonita Springs / Estero Area while the graphs show 12-Month market trends.

 


Copperleaf dropped 28% in the last 12 Months however sales have been inconsistent. Total sales in Copperleaf is the last 12 Months are 15. While 15 sales is much lower than other communities Copperleaf is much smaller with only 570 homes. With only 34 homes for sale, Copperleaf has very few homes on the market at about 6%.

Grandezza

Grandezza Market Reports

Inventory dropped 40% in Grandezza from Mar 09' to Feb 10. Many sellers with unrealistic pricing took properties off the market and with strong sales throughout the year inventory began to decline at a steady rate. Grandezza produced a remarkable 52 sales in in the last 12 months.

While the condo market has been struggling Lighthouse Bay seems to be thriving. With consistent sales all year totaling 40 for the last 12 Months. With inventory down 44% the only thing that looks to slow down Lighthouse Bay is the lack of inventory a rare problem is this market.

Resale Inventory has dropped by 8% in Mediterra with inconsistent sales throughout the year. Inconsistent sales were likely the result of membership issues. Even with membership issues and inconsistent sales Mediterra produced a respectable 20 sold homes in 2009.

Pelican Landing Real Estate Market Reports


Pelican Landing seemed to benefit from the Bonita Bay fallout during March and April with 21 sold homes in 2 months. While inventory has crept to a new 12-Month high of 131, sales are still fantastic with 28 in the last 3 months and 83 in the last 12 months second only to Bonita Bay.

Rapallo At Coconut Point Market Reports

Active w/contract listings were not tracked until 2010. Rapallo known as the mini Miromar Lakes started strong and ended weak in sales. Rapallo's inventory is high and could be a reason for lack of sales. Buyers potentially have too much to choose from.

Shadow Wood  inventory is down 17% in the last 12 Months and saw a large spike in homes go under contract as membership issue were resolved. With 16 homes going under contract in November and December. While sales dipped to 2 in February expect sales to increase again March and April with 12 properties going under contract in February.

Shadow Wood Preserve is seeing a growing inventory and inconsistent sales. Buyers are able to save a significant amount of money by buying in Shadow Wood Preserve compared to Shadow Wood at the Brooks however the savings have not been enough.

February 2010 has produced the most sales in the last 12-Months for Spring Run with 5. With only 43 homes for sale of the total 847 in Spring Run inventory is at low 5.1%. With renters coming back for the winter and condos starting in the mid $150s it may be hard resist purchasing instead of renting. Especially with condos collecting in the $3k range and higher for seasonal rent.

Colony inventory is down 28% in last 12 Months. Sales have been good in the last 12 Months with total of 36 homes closing. High Active w/ Contact numbers come from distressed sales staying under contract longer then normal. With 9 properties still pending in February 2010 expect to see more sales in March and April.
